Description
Ideally situated for sport and relaxation on a hill in a small residential area above the village of Achenkirch. Due to its exposed location, the house offers a breathtaking view of the Achental valley, the mountains, such as the imposing Seekarspitze (2053m altitude), the Unnütz (2078m altitude) and as far as Lake Achensee through almost every window. Pure relaxation in an absolutely exquisite house that is normally used privately but is also available to rent for considerate tenants. The house is situated at 950 metres above sea level and combines traditional style with modern luxury and high-quality furnishings. Quiet tenants are preferred - as a precautionary measure we unfortunately do not rent to groups of young people.
The house has a sunny terrace on the south side of the house (access from the upper floor) with high-quality wooden garden furniture. A gas barbecue is available. The garden surrounds the house on three sides. Both are for your exclusive use. The garden is enclosed by a hedge and there is a small open passageway near the entrance to the house that is not secured by a fence/hedge. It is approx. 20 metres on foot from the garage to the house entrance.
The very high quality and lovingly furnished house offers over 100 square metres of living space on three floors on a 300 square metre plot. At your disposal are two marble bathrooms with two showers and a corner bath, two open fireplaces, a spacious open-plan kitchen, a large terrace and a garden (exclusive use), a balcony and a light-flooded round bay window in the living area with a view over the Achental valley. Black marble flooring with underfloor heating, integrated music system, satellite TV and Internet/ WLAN included. Built in 1992, this is a south-facing corner house of a total of three terraced houses with north-south orientation. The house, the garden, the terrace and a garage for one car are at your exclusive disposal.
On the ground floor there is a bedroom with a double bed (cannot be divided). From the bedroom there is direct access to a stylish marble bathroom with a corner bath and separate shower and a stereo music system integrated into the ceiling. The bedroom and bathroom have electric shutters. A staircase leads from the hallway to the upper floor. Upstairs there is a second bedroom with a double bed (cannot be separated). The room is decorated in a traditional farmhouse style and offers a wonderful view of the mountains on two sides. There is a second bathroom with shower right next door.
On the same floor is the modern, high-quality kitchen with ceramic hob, extractor bonnet, dishwasher, kettle, filter and capsule coffee machine, oven and large fridge. A round bay window flooded with light adjoins the open-plan kitchen. A round real wood dining table, a wooden bench covered with leather seats and wooden chairs provide the perfect setting for enjoyable meals and relaxed conversations.
In winter, an open fireplace in the kitchen/dining room/bay ensures a cosy and warm atmosphere. In summer, the access to the garden and terrace offers relaxation in nature [no barbecue available]. Underfloor heating is integrated into the black marble flooring, and the kitchen and dining room are connected to the sound system via BOSE loudspeakers. The light-flooded top floor with its cosy wooden pitched roof offers a large lounge with direct access to a balcony with a magnificent view of the magnificent mountains, Achenkirch and Lake Achensee in the background. Cosy leather sofas and another open fireplace invite you to relax. Here you will find the music system and a TV with Blu-ray/DVD player. Underfloor heating is integrated into the white marble flooring. The following sleeping options are available: a pull-out sofa bed for two people and a pull-out sofa bed for one person. Please note that there is no blackout facility in the attic and the attic is not lockable - the staircase to the floor below is open.
The house is located between the village centre (2.2 km) and Lake Achensee (2.3 km). The nearest shopping facilities are a "Spar" supermarket (1.3km) and "MPreis" supermarket with bakery (1.4km), a bakery (2.2km, 1.2km of which can be reached by bus), sports shops with sports clothing and equipment, ski, bike and sledge hire (900m). The nearest restaurant is the "Seealm am kleinen Achensee" (700m), there are numerous other restaurants scattered around the village, such as the "Fischerwirt" (2.3km), the "Restaurant SeeEck" (1.9km) or the "Posthotel" (2.3km).
In winter: The lifts and ski slopes of the Christlum ski area, as well as ski hire, ski school and toboggan run are nearby (900m), the entrance to 30km of cross-country ski trails in Achenkirch is visible from the house (400m) - in the Achensee region there is a cross-country skiing paradise of over 115km. Ice skating rink in the centre of the village. Wonderful winter hiking trails start directly from the house, horse-drawn carriages/sleigh rides are not far away (750m). There are numerous opportunities for snowshoeing and ski tours, e.g. towards Hochplatte (150m) and Gröbner Hals (550m), as well as ski tours in the whole area. Snowkiting/courses (registration 2.6km), moonlight tobogganing with lift - usually on Wednesdays (900m) complete the offer near the house.
In summer: A free public beach with sunbathing area, changing rooms, children's playground, two beach volleyball courts and pedal boat hire is not far away (2.3 km). There is a sailing school and sailing boat hire (2.3km), for kitesurfing and windsurfing we recommend the corner of the lake near Maurach (12km - partly chargeable access by car). The 9-hole Alpengolf Achenkirch (2.7km) and the 18-hole country and golf club in Pertisau (18.5km) as well as tennis (2.1km) offer further sporting opportunities. The Rofan cable car from Maurach (14km) takes you to the Rofan mountains for fantastic hikes. Numerous marvellous hikes, bike tours also directly from the house. There are opportunities for indoor and outdoor horse riding (2.8km - information at the Posthotel), as well as a relaxing Achensee steamboat trip (jetty 2.5km) and the Achenseebahn Dampflock in Pertisau (19km).
The house is suitable for families, couples, pensioners and sports enthusiasts of all ages, but also for those seeking relaxation who simply want to enjoy the house, garden and surroundings.
The house does not have a barbecue.
Smoking and pets are not allowed. Quiet tenants are preferred, as the landlords have an excellent relationship with the neighbourhood, which should not be jeopardised by loud parties and non-observance of the peace and quiet at night).
If you are not a good walker, you will need a car as the house is on a hill. In winter, the road up the hill is usually cleared daily after snowfall, but snow chains for the car are recommended. There is a somewhat steep slope from the terrace to the garden - please be aware of this if you have small children.
