Description

The villa is situated in a prime location in Ljubac directly on the natural beach. The former fishing village of Ljubac is located at the northernmost end of the popular region of Dalmatia in a picturesque bay. Ljubac is 20 km from the 3,000-year-old harbour town of Zadar with its international airport and is therefore very easy to reach. The European motorways E65 and E71 are only 25 km away. This means that Ljubac is also very easy to reach by car from Central Europe. From Munich, for example, it is only around 750 km. The popular region of Dalmatia combines historic towns, plenty of water and scenic beauty with southern sunshine and lightness. Modern luxury in a direct beach location: The exclusive premium property, which was completed in October 2022 and consists of two modern and luxuriously fully equipped villas, creates various individually designed retreats and at the same time offers plenty of space for shared moments with friends and family. On 3 levels, you can enjoy impressive beach and sea views from the balcony or terraces. Each of these outdoor areas is equipped with high-quality lounge furniture. The floor-to-ceiling windows also provide light, air and wonderful views all around. On the ground floor, there is a fitness room with access to the pool terrace and a spacious living and dining area. The open-plan kitchen allows for communicative cooking, eating and drinking. Three comfortable bedrooms on the upper floor of the house each have a dressing area and an en suite bathroom. The master bedroom also has its own balcony with sea views. On the first floor, on a 110 square metre roof terrace, there is a wellness area with a bath, sauna, whirlpool, outdoor shower and luxurious lounge furniture as well as an outdoor kitchen with a dining area for 10 people; from there (9 metres above the ground) you can enjoy a unique view of the Velebit Mountains and the sea. A Bluetooth sound system adds to the holiday atmosphere. There is a fully equipped pool area on the property, surrounded by a lovingly landscaped garden with palm trees and Mediterranean trees and plants. The partially covered terrace offers plenty of sun protection until the evening hours. The house has two car parking spaces. An XXL garage with a storage room and eMobility connection on the neighbouring property can be purchased at a later date. The approx. 560 square metre plot, in the immediate vicinity of the beach, was designed to a high standard by a garden architect and given a Mediterranean feel with old olive trees, palm trees and lavender. A fully automatic irrigation system and a camera surveillance system with alarm system ensure security in the event of the owner's absence. The German company PIAZZA Wohnkultur from Hamburg was involved in the high-quality interior design. High-quality "Antique Burgundy Pavers" natural stone flooring from France was laid in all the bathrooms. The showers are made of "Antique Grimaud Limestone" natural stone, also from France. The high-quality and partially walk-in wardrobes installed in all rooms were manufactured by the PeSe joinery from Sylt, Germany. The fitness room has modern sports equipment from the "Technogym" brand. The surrounding area also has a lot to offer: Northern Dalmatia is considered the pearl of Croatia: hundreds of beautiful islands, crystal-clear coastlines and historical cultural heritage abound here! The world-famous national parks of Plitvice Lakes, Krka Waterfalls and the Kornati Islands are just an hour's drive away. If you are staying here, a trip to Zadar and Split is also a must. Travelling by plane is easy via Zadar International Airport, which is just 10 km away.
