25 minutes to the city center: Beautiful 140 m² apartment in Munich's south This lovely apartment in Baierbrunn is spacious and quiet, situated in Munich's south within the Pullach-Grünwald-Baierbrunn triangle. With a population of 3,000, it is the smallest of the three towns—a truly idyllic spot. It is located just 25 minutes from the city center by S-Bahn (suburban train) and 30 minutes by car. It serves as a perfect base for excursions into the city and the beautiful surrounding area. It is situated right next to several nature reserves—such as the Isar Valley—in the affluent southern commuter belt near Munich. Your temporary home away from home Apartment details: The 140 m² apartment comprises: · The master bedroom with an en-suite bathroom (sink, toilet, and shower). This 30 m² room features a 200 x 200 cm double bed with high-quality mattresses. An oversized single bed (120 x 200 cm) is available; it can be used for sleeping or, with firm back supports placed on it, serves as a comfortable sofa. The room is flooded with light thanks to an attached conservatory, which also houses a workspace—ideal for a quiet spot to answer emails—and provides access to a private balcony. The room is spacious, offering storage in a chest of drawers and a mobile clothes rack. There is room for up to two travel cots for children; one travel cot can be provided. Special curtains allow the room to be completely darkened. · The second bedroom (approx. 20 m²) contains a 120 x 200 cm bed and a 100 x 220 cm bed designed for very tall individuals. This room also features a conservatory with its own workspace. Across the hallway is the main bathroom, featuring a shower, bathtub, washbasin, toilet, washing machine, and electric dryer. · The spacious hallway includes a large built-in wardrobe offering plenty of storage for longer stays, as well as a convenient coat rack. The hallway is large enough to serve as a children's playroom; there is an abundance of Lego and Playmobil toys available (please tidy them up before leaving!). Numerous board games are also provided. · The dining and living area (approx. 45 m²), which can optionally serve as a third bedroom, spans two interconnected rooms. Adjoining this is a kitchen (approx. 12 m²) equipped with an oven, stovetop, microwave, dishwasher, refrigerator, and freezer, along with a cozy seating area for 4–6 people. The dining area features a table for six that can be extended to seat up to ten people. · When hosting five guests, the third bedroom can be used exclusively as a living room, furnished with a large leather sofa, two armchairs, and a television. For groups of six or seven, one or two single beds are added to the room. · The terrace (approx. 40 m²) is a perfect spot for relaxation. It features a garden table with seating for six—ideal for spending lovely summer evenings outdoors—and a deck chair perfect for a nap. If the sun gets too intense, a large electric awning can be extended to provide pleasant shade and keep the area cool on hot days. · As is standard in Germany, the apartment is equipped with an efficient central heating system that ensures cozy warmth even on the coldest days. · The entire apartment is covered by a high-speed mesh Wi-Fi network. The house has a fiber-optic internet connection, ensuring smooth performance for VoIP, video calls, and streaming. · The apartment is self-contained and occupies the entire first floor of a very spacious house. From the terrace, guests have a view of a large garden belonging to the ground-floor apartment. The apartment is accessible via its own private entrance. The property owners—who are also your hosts—live on the ground floor. · We speak fluent German and English, as well as some French, Italian, and Spanish. We are happy to offer advice and assistance whenever needed, while also respecting your complete privacy. · Please note that parties are not permitted. Of course, you are welcome to seat up to 10 people at the large dining table—for instance, for a small family gathering. Smoking is strictly prohibited inside the apartment; however, smoking is allowed on the terrace, where an ashtray is provided. We ask that you dispose of ash and cigarette butts yourselves. Please specify the exact number of guests when booking. The two 1.20 x 2 m beds can each accommodate two children, allowing for a total capacity of 4 adults and 4 children. Additionally, up to two travel cots can be set up; we can provide one travel cot. Naturally, the apartment is professionally cleaned prior to your arrival. Your hosts live on the ground floor of the house—where you occupy the entire first floor—and are always available to answer questions. The vacation apartment has its own entrance and is completely separate from the ground-floor unit.
