Detached house with garden for your exclusive use, in a quiet and not isolated area on the border between Umbria and Tuscany On the border between Umbria and Tuscany, at 710 m above sea level, near the enchanting village of Preggio and not far from Castel Rigone and Lake Trasimeno. The area is very quiet, the house has a fully fenced garden with tall trees and is located in a context of small cottages.

The small villa, independent but not isolated, has a large equipped garden (1000 sq m), shaded and fully fenced, where you can spend moments of pleasant relaxation in contact with nature. Inside, carefully renovated with quality materials, there is a bright living room with a characteristic wooden mezzanine, a stove, a fireplace, a complete open kitchen, a dining area, two bedrooms and a bathroom with shower. On the ground floor, accessed by a narrow and somewhat steep staircase, the laundry room and a recreation room with a large fireplace complete the house.
The area is very picturesque, woods and walks wind around the house, not far away small typical villages (Preggio and Castel Rigone) that can also be reached on foot, then Lake Trasimeno, Perugia, Assisi, Cortona, Montepulciano, Città di Castello, Umbertide, Siena....
Access to the house is via a well-maintained but unpaved road for about 1 km. Given the particularity of the place, the water used inside the house is drawn from a well in the garden for exclusive use. There is no communal aqueduct, in the whole area access to water is via this well, even for residents.
